It was spacious and cozy. The two fireplaces were really nice for the raining weather. The spa was great aswell. Much needed after the snow mountain.

Comfortable beds. Spa was at a great temp. If you have a big group make sure you bring cans (so you can crush them) and not bottles as there is just one recycling bin. For the negatives, I would say the tech setup here needs a bit of love: 1. The Sky box is using RCA cables instead of HDMI (it has the output)... for most things this would be ok, but for sport you really miss the definition. 2. The WiFi was 3mbs down when I tested it. We were attempting to cast a game to a Chromecast (because of the aforementioned RCA cables) but it was too slow of course. So slow I personally wouldn't even advertise the property as having WiFi and juist leave the 3mbps as a 'nice surprise'. Also I would suggest mesh for this property rather than using repeaters. This is all very minor however, we just happened to stay during the Rugby World Cup.

They weren’t easy to use I had requested 3 rooms for couples that was great but had requested two single beds in one room but not the bunk beds and this was not done so I then had one person that was not accommodated for. I then had to change everything around so I wasn’t happy. The showers were brilliant

This is such a perfect property for a large family getaway. Would love to stay again. My only suggestion would be some fans for the bedrooms for the warmer months as it's actually such a warm house.

One thing to note is that as this house has been extended not all of the bedrooms are closed off from other areas of the house so if you have young children that you are trying to put down it is very noisy. Also with the amount of skylights throughout the house it can be very light during daylight savings and would have been good to know that the rooms didn’t get dark until late.

Some of the points discovered: Teflon peeling of fry pan’s Only half toaster is working Washing machine not spinning Second window upstairs not opening Ice dispenser not working in fridge. Dart game with no darts. Very disappointing for a property of this value.

It was brilliant for our family and great for everyone to have their own space. A couple of things to mention is that it was missing a coffee plunger which would have been useful. We also saw 3 mice running around both upstairs and downstairs, it would be worth getting some bait stations set up. We will definitely be back to stay again! Thanks

10 of us stayed at the house and it was really comfortable. Although it was cold, the wood burner soon heated the entire house (especially the rooms upstairs). The downstairs rooms stayed a little cold, but wasn’t a problem at all. I would highly recommend the house as it’s easy walking distance to the town and all the restaurants and bars. Cafes were great for breakfast too. Highly recommended.

Rather noisy as on the main road. 2 bedrooms have sky lights with no blinds so very light in a morning. House is not safe for young children as it isn’t fenced and there is a river behind and busy road at the front. However with it being winter we were inside so wasn’t too much of an issue.. Big house and we’ll presented and lots of room. Would not stay in summer as it’s very hot in the upstairs room and would be too noisy with the windows ope and bright with no blinds.

Clean and tidy, loved the spa! Bonus did not realise that there is a bridge at the back of property leading to the carrot park. Only 1 small downfall, bbq was filthy, but not a big deal, just a little disappointing. we will definatly be back!

Rooms are all good size too, space to unpack properly! The kitchen is modern and has plenty of room with all the necessary appliances at hand, all very well maintained too! Hot tub was a lovely bonus - perfect for the evenings when it's cooler to soak after hiking around the national park. However, the upper level bedrooms get very hot in summer and there wasn't a way to cool them down until the sun sets. Sleeping with the windows open is also a challenge as the property is right by the main road and gets quite a lot of trucks driving by which can get very loud, so light sleepers beware. The outdoor deck is also facing the main road so our group didn't use that area at all unfortunately. Groups with young kids to note this! Will recommend this place for winter, ski season as opposed to summer. Nonetheless, the group enjoyed the large living spaces and kitchen, so that elevated the advantages of the house. Thanks once again!

If you’re booking with young kids it’s worth knowing two bedrooms have skylights so they’re quite light at night/naps. Also the two bedrooms upstairs have open space between walls/ceilings meaning quite noisy at night with noise from kitchen/dining area. These aren’t complaints just observations for families with small kids. The house was well equipped and clean on arrival. The fires are awesome. Plenty of parking. The kids loved the video game machine! And the playground is literally 1 minute away, positioned just behind the house with a bridge over a stream to get there. Took 45 minutes to drive to Whakapapa. I’d stay here again

Great facility for large groups. The beds were comfortable and the bathrooms and kitchen spotless. Very close to town and beautiful walks by the river. The top car park at Turoa ski field was less than half an hours drive away which made for easy access to the mountain. Highly recommend 98 on Clyde.

It was warm and inviting, and well equipped for a big group dinner, with great social spaces. (The spa was a bonus! ) It's conveniently close to the shops but right on the busy main road - so just be aware of this if you have any small kids with you as there is no fencing. Other than that we throughly enjoyed our stay!

Sarah “Lovely spacious home with everything needed for a great winter holiday at the snow.”
Comfortably housed our 3 families with each family having their own bathroom. Wood fires warmed the majority of the house and provided a lovely ambience. Enjoyed evening spas after big days up Ruapehu. Very close to town and kids play ground. Off road parking for 3 vehicles. Wouldn't hesitate to stay again.

Good being so close to all the restaurants. The house had everything we could have wanted. It was a little noisy being right on the main road but it was still really enjoyable. Loads of space, it's a really great set up. And the property manager Jo was great to deal with.
