“We thoroughly enjoyed our time at Palm House.”
It was very well presented, clean, & well equipped with all we required. I contacted property manager regarding a minor question & she replied within the hour. For us the added bonus of the mooring was great. Would love to stay again

The out door furniture is very tatty been ripped and just patched gardens are overgrown and untidy water pump needs attention pressure drops to stop Before pump works there is mould upstairs upstairs shower door faulty floor floods the garage door doesn't work Makes it very difficult to load and unload vehicle deck is very slippery needs cleaning property requires a lot more maintaince to bring up to standard

David “When we arrived at the property, the cleaner was still cleaning and as we stepped foot inside the door we were struck with an overpowering musty smell which unfortunately remained for the entire week of our stay even though we opened all the doors and windows.”
Out of the four of us staying there, 3 developed hay fever-like symptoms and 2 of us were asthmatic and became wheezy, especially at night up in the bedrooms when the place was shut up. There was obvious mould on the curtain linings. I would recommend to the owners that they either get the soft furnishings ie carpet and curtains professionally cleaned or replaced. Also the upstairs shower door leaked and the TV was glitchy. For the price we paid, we expected and demand a greater level of presentation. The pictures also did not show how low the beam was in the main bedroom, which is a hazard to the person sleeping on that side. While the location was lovely and peaceful and the beds and lounge suite comfortable, the musty smell and subsequent runny eyes and nose, sneezing, coughing and wheezing overshadowed our stay. We would not stay here again or recommend it to anyone.

The carpets have since been steam cleaned, we are also in the process of getting the curtains cleaned and the TV is now in working order. 2023 was a wetter-than-usual year here in Kerikeri and this may have very well contributed to this. Viv “Beautiful outlook from the property.”
Stunning views however we were quite disappointed with the cleanliness of the property. Bathroom sinks had mould and scum around the plugs. The rubbish bin was full of ants and clearly had not been cleaned in quite some time as there was also mould on the cabinetry just under the bench. The upstairs shower was broken. The shower rose had a big split in the side of it and it sprayed all over the wall. It is also leaking in the corners onto the bathroom floor. There is also a plumbing issue with the upstairs shower as it was leaking into the downstairs toilet through a vent that you can see the pipe work through. The tap in the sink in the upstairs bathroom is also broken where it joins onto the vanity. We stopped using the upstairs shower and all had to use the shower downstairs. Very disappointing as one of the reasons we chose this house was because it had 2 bathrooms. Very inconvenient having both bedrooms upstairs and the one useable shower downstairs. We rang book a bach to let them know about the plumbing issues but got the answerphone. We left a detailed message with phone numbers to contact us but no one rang us. We also rang the after hours mobile number that the answerphone provided but it said the number was not in existence. There is a review for the property back in December 2022 also saying the upstairs shower was broken. Unfortunately this review was not viewable until our booking was confirmed. Can't believe that 3 months later it's still not fixed. Not good for the houses structural integrity or water tightness. The outdoor area at the back (road side of the house) was not well presented. There were cabbage tree leaves all over the ground and all under the table. Looked like it hadn't been swept out for months. The lawns had been mowed so that was nice to see. The track down to the jetting was very overgrown and not the easiest to get down. Not at all what the photos showed. There was no book with contact phone numbers if there was an issue or instructions for what to do with our rubbish. There were rubbish bags provided but no information on what day rubbish collection was. We had a great time exploring northland but will definitely will not be staying here again. Very disappointing for the money that you pay per night.

Overall we did enjoy our stay Sadly, the property is in need of some maintenance shower head in downstairs bathroom is broken tap over basin in upstairs also needs repairs also both showers fill with water as water not draining away as shower traps need cleaning attention windows very dirty and need cleaning garden, lawns badly overgrown took me 45 minutes clean front entertainment area before we could use it full branches and overgrown weeds took a further 1 hr to remove overgrown listeria so we could use dining room ranch slider and vines growing up through front decking and steps electric garage door needs attention wont stay shut when button pressed to close door once closed door automatically just opens again got to wait press button again at right time for door to stay shut

Kitchen is snug if cooking but well equipped, along with quality appliances. Beds comfortable and linen good quality.

Great views. Very clean and comfortable. The showers were amazing and everything you need was there. Only downside for us was the beds and pillows were very firm and the spider webs mainly on the outside that need attention. We really enjoyed our stay would love to come again!
