Our linen service will provide all sheets, pillowcases, towels, bath mats, and tea towels for your stay. We’ll also make up the beds for you prior to arrival and strip them down after your departure. Pillows and duvets are provided at the property.
The property
Just steps from the shores of Papamoa Beach, this spacious five-bedroom, two-story retreat sleeps up to ten guests, making it ideal for large family gatherings, girls’ weekends, or group holidays. Designed for relaxation and entertaining, the home offers seamless indoor-outdoor flow with expansive glass doors opening to landscaped gardens, an outdoor fire with plenty of firewood, and a spa pool. The sound of the ocean provides the perfect backdrop, while a couple of surfboards are available for guest use. Character and elegance define the open-plan living and dining areas, complemented by a modern, high-spec kitchen equipped with a butler’s pantry. A separate lounge on the ground floor and an additional TV lounge upstairs offer plenty of space to unwind. Fast WiFi and three TVs ensure entertainment is covered. Downstairs, a sun-filled family sitting area, dining space, separate lounge, and an office or additional bedroom create a flexible and inviting layout. Internal double garage access, with extra space for a boat or motorhome, adds convenience. Upstairs, a spacious rumpus room with a breakfast nook provides another retreat. Four bedrooms include a master suite with an ensuite and dressing room, while a family bathroom with a separate toilet serves the rest of the floor. With beach access just across the road, you’ll be on the sand or in the surf within minutes, making this the ultimate coastal escape.

About the location
One of the fastest growing areas in the Bay of Plenty, and it's no wonder why with 16 kilometres of pristine white sandy beach. A quick five minute journey from bustling Mount Maunganui, Papamoa is a popular location for swimming and all levels of surfing. Have a go at blokarting on the beach, and if you want some time away from the sand, Te Puke, the hub of the kiwi fruit industry is just a stones throw away, complete with its own kiwifruit theme park! “This property is excellent in so many ways, BUT the fixtures and fittings let it down considerably.”
Initially we found one single bed was broken, which we refused to use. Placing the mattress on the floor showed it to be badly stained! Not pleasant. The office>bedroom is actually the TV lounge so not accurately identified! No gas was provided for the BBQ so opted for cooking on the gas stove. We couldn't get the range hood to work, only to be informed it hasn't worked for ages (a note advising that would have saved us a lot of time!). Dishwasher stacked and ready to go, only to find it stops ...

Dishwasher stacked and ready to go, only to find it stops after a few minutes with an Error code. The protective rubber of the waste disposal unit is separated off; not safe. One of the couch seat cushions is badly stained. The clothes dryer does not dry clothes (we had a wet weekend) and the clothes horse provided is unstable. The remote for the master bedroom TV doesn't work! The food scraps rubbish bin outside was infested with maggots! Otherwise.. it could have been a stress-free holiday
Help was offered three times during your stay and declined. The bins you mentioned were not intended for guest use and this was advised, and they have now been removed to prevent any future confusion. The mattress had been removed from the bed frame, but the frame itself was not broken and only required tightening. All the issues you noted have now been resolved.
